II — Details

Preparation, pricing, marketing and costs.

How should I prepare my home?

Focus on light, space and care: fresh paint in neutral tones, repaired small items, clear surfaces, and good curb appeal. I'll suggest what's worth doing — and what isn't.

Is staging worth it?

Often, yes — even a light edit with existing furniture can help photos and showings. We'll decide together based on your home and budget.

How do you set the price?

By studying recent comparable sales, current competition, condition and location. Pricing well from the start usually matters most.

How will my home be marketed?

Professional photography, MLS exposure, syndication to major portals, social media, and my network within Market Makers Group and United Real Estate Gallery. [VERIFY specific services offered.]

What are seller closing costs?

Commonly include brokerage compensation, Florida documentary stamp tax on the deed, title-related fees, prorated property taxes and any payoff of existing loans. I'll prepare an estimated net sheet for you.

How long does it take?

Timing varies with market conditions, pricing and financing. Once under contract, closings commonly take 30–45 days for financed buyers.
