Buy

Buying, made clear.

Whether it's your first home or your fifth, here's how the process works — and how I'll help along the way.

I — The process

Six steps from first conversation to keys.

  1. 01

    Consultation

We talk through your goals, timeline, budget and must-haves — no pressure.

  2. 02

    Preapproval

A lender reviews your finances so you know your price range and can make strong offers.

  3. 03

    The search

I send homes that fit, schedule showings, and share what I notice in person.

  4. 04

    Offer & contract

We decide on price and terms together, then negotiate on your behalf.

  5. 05

    Due diligence

Inspections, appraisal and final loan approval. I help you understand every report.

  6. 06

    Closing

Final walkthrough, sign the documents, and get your keys.

II — Good to know

First-time buyers, VA loans, new construction and the fine print.

What does preapproval mean?

A lender verifies your income, assets and credit and issues a letter stating how much you may borrow. Sellers often expect one with an offer. It is not a final loan commitment.

VA loans for military buyers

Eligible service members, veterans and some surviving spouses may qualify for VA-backed loans, which can allow little or no down payment. Eligibility and terms are set by the VA and your lender — I'm glad to connect you with lenders experienced with NAS Jax, Mayport and Kings Bay families.

Buying new construction

Builder sales agents represent the builder. Having your own agent costs you nothing in most cases and gives you an advocate for contract review, upgrades, inspections and timelines. Register your agent on your first visit to the community.

What is earnest money?

A good-faith deposit held in escrow after your offer is accepted, usually credited toward your closing costs. The contract defines when it can be refunded.

How do inspections work?

During the inspection period, licensed inspectors evaluate the home's condition. Depending on your contract, you may negotiate repairs, credits, or cancel.

What are buyer closing costs?

Typically lender fees, title insurance, prepaid taxes and insurance, and recording fees. Your lender's Loan Estimate gives you the specifics.

What contract is used in Florida?

Most residential sales use a standard Florida REALTORS®/Florida Bar contract. I'll walk through it with you — for legal questions, consult a Florida real estate attorney.
